This Berkeley hills house remains substantially as it was built in 1925.
The layout is excellent, the lot is large, there are wonderful Golden Gate & garden views.

Many of the beautiful wooden windows have dry rot and will need repair or replacement.
The “termite” report describes damage to wood behind the stucco. Water has penetrated the stucco surfaces in a number of places. The front and side porches will need rebuilding as well. All of the exterior needs sealing and paint.
Some earthquake retrofit has been done, but more could be added.
Recently a large cedar tree was removed near the front stairs because, as it grew larger, it had tipped the middle stairs. Those stairs were replaced with new concrete.
The Berkeley energy ordinance (BESO) is done. But the sewer lateral is not in compliance.
This genial house is most worthy of repairs and updating.
It is livable now as it is. It could be repaired & updated over time.
The bedrooms at the back of the house have peaceful outlooks to the garden and the visiting deer.
Most rooms are generously sized.
The hills location is convenient to all the joys of the surrounding cities; closest to Kensington.
